Who Is Responsible For Maintaining The Buildings Exhaust Ventilation System?
“Whose Responsibility Is It To Maintain The Exhaust Ventilation System?…” Is one of our most asked questions.
A buildings exhaust ventilation system and its associated ductwork is designed specifically to suit the various parts of the building – i.e. studio, one, two, three- bedroom apartments, penthouses, as well as public toilet, recreational and common areas. The system is installed and incorporated within the building at time of construction.
The use and maintenance of the exhaust system is under the control of the Body Corporate by means of exhaust roof ductwork and fan sets. In the majority of instances are located on the roof of the building, or within a plant room.
Apartment owners have no input or say and have no instruction as to any responsibility towards its maintenance.
Air registers and control dampers are installed throughout the ventilation system to ensure maximum exhaust suction can be achieved at all times. Control dampers allow for balancing of the system and an equal distribution of suction at each floor level and throughout the building.
Planned maintenance of the exhaust ventilation system will ensure air moisture content, heat and odour build-up is removed from your residents and guests most personal areas and allow them to breath fresh air, year-round.
Stop unwanted health hazards occurring such as mould formation, bacteria and microbial growth due to increased air moisture content.
