THE PROJECT:

Bridgewater Boardwalk Apartments are nestled along the Brisbane River at renowned Kangaroo Point and feature sweeping views over the river to Brisbane’s city centre. SafeAir were contracted by on-site Management and the Body Corporate to deep-clean ventilation duct systems throughout its 23 apartments.

Having completed a positive and successful deep-clean on the ventilation duct systems at Bridgewater Terraces, building Management and the Body Corporate for Bridgewater Boardwalk made the proactive choice to engage SafeAir to deep-clean their ventilation duct systems as well as their sister complexes Riverview Terraces Apartments and Bridgewater Quays.

SafeAir used its deep-cleaning techniques to remove all accumulated matter from within the buildings ventilation duct system. Any potential fire or health risks were extracted from the ducts in apartments and roof exhaust fans were cleaned and restored back to good working order for greater system efficiency.

Management were pleased with the improvement in airflow suction throughout bathroom, en suite and laundry areas and daily access requirements to apartments were managed with no disruptions to residents or their guests.

Management and the Body Corporate for Bridgewater Boardwalk Apartments also chose to update apartment air vents, air registers and control dampers in order to modernise the look of apartments and for greater exhaust efficiency and correct system operation in bathroom, en suite and laundry areas. Replacing air vents and air registers adds value to apartments and allows earlier constructed buildings to keep pace with more modern establishments that have newer ventilation systems that benefit from fresh, clean air.

Air moisture and humid conditions can cause damper control mechanisms to fail due to rust and corrosion. Damper control fins and casings can break apart or seize completely. Dampers allow airflow to be controlled into the exhaust ventilation duct system in each apartment and at each floor level. The damper fins are set in position when the ventilation duct system is installed during construction of the building and are designed to allow the system to have a balanced rate of airflow throughout all floor levels and apartments..
