Body Corporate Responsibilities For Cleaning Ventilation Systems.

Many apartment buildings have never had their ventilation systems deep-cleaned. Some systems haven’t been cleaned in over 25+ years.
Owners often report issues – some committees advise it’s the owners responsibility to maintain. The systems are incorporated into the fabric of the building at time of construction and beyond owners scope of understanding or capabilities. Without owner contact details (protected by privacy laws), this is a critical impasse. SafeAir is unable to move forward and the risk remains.
The Guidelines > BCCM, BCS, QFES & The W.H.O.

Since 2015, SafeAir has engaged in discussions with BCCM (The Office of the Commissioner for Body Corporate and Community Management), BCA (Building Codes Australia) and QFES (Queensland Fire & Emergency Services) to clarify responsibilities around these systems.
Ventilation systems are typically located outside of lot boundaries, therefore, is the body corporate’s responsibility to maintain.
Ventilation systems must provide adequate air-changes in wet areas and rooms without opening windows.
BCCM Guidance (Utility Infrastructure update 20/12/22) refers:
Regular inspections must be carried out and any build-up removed that has accumulated over time.
Exhaust ventilation systems must be cleaned as part of essential maintenance.
The World Health Organisation supports the right to healthy indoor air. A comfortable indoor environment requires more than surface-level cleanliness – it demands a maintenance program that removes risk.
Health, Safety & Air Quality. The Hidden Risks In Ventilation Systems.

Clients are choosing to re-clean their systems at 2-4 year intervals as part of their preventative maintenance programs.
Many clients are now into their 2nd, 3rd and 4th cleaning cycles to minimise and remove risks:
- Health: Unmaintained systems can trigger asthma, allergies, and affect children and the elderly.
- Air Quality: Lint, pathogens, and dust reduce indoor air safety.
- Odours: Lingering smells in toilets, bathrooms and laundry areas.
- Mould: Moisture and humidity can become trapped, fuelling growth
- Overheating: Blocked ducts trap heat from clothes dryers.
- System Wear: Extra strain on roof fans; broken fittings and parts are ignored.
The Benefits Of Deep-Cleaning Your System.

The cost to complete a full deep-clean is minimal. The benefit? Peace of mind, reduced risk, and a safer, healthier building year-round!
