SafeAir was established in 2005. Over this time we have serviced ventilation systems in over 240 apartment buildings throughout SE Queensland.
In the majority of cases, systems surveyed have never been cleaned since construction, some in excess of 35+ years. Heavy build-up of risk such as lint and fibrous material content is always present and removed from fans and the ventilation ductwork system in apartment (toilet/bathroom/ensuite and laundry) ceiling space areas via the exhaust ventilation inlets.
Over the years, and still on occasion, we continue to encounter bodies corporates who state it is the owners responsibility to clean the ventilation duct system. That it is not a body corporate responsibility. When asked for the owners contact details we are immediately rejected on the basis of privacy. As a result of this there is a complete impasse in the ventilation system being cleaned to an approved standard.
Documentation online around Utility Infrastructure allows for a ‘grey area’ to pass the responsibility to the unit owner.
Unit owners have no input or say into maintenance of the ventilation system when purchasing an apartment and the scope of work is beyond that of a unit owner. The work requires management by the Body Corporate, Building Management and Body Corporate Management Company (BCMC) to oversee their responsibilities. The BCMC has no, and takes no responsibility for non-complaint issues.
